Barcelona is divided into 10 districts and 73 neighbourhoods, and the price difference between them is staggering. While in Sarria-Sant Gervasi a square metre costs an average of 8,768 €, in Nou Barris you pay 3,572 €. That means the most expensive district is 2.5 times more expensive than the cheapest.

We have analysed all the price data from Barcelona's 73 neighbourhoods, grouping them by district, to bring you the complete ranking updated to 2026. The city average stands at 5,655 €/m².

Sarria-Sant Gervasi: the most expensive district

Sarria-Sant Gervasi leads the ranking at 8,768 €/m² on average. It is Barcelona's premium residential district, with neighbourhoods like Pedralbes (where prices exceed 10,000 €/m²), Les Tres Torres, Sant Gervasi-La Bonanova and Sant Gervasi-Galvany. It is an area of stately homes, international schools and extensive green areas.

Les Corts: premium but compact

Les Corts (8,318 €/m²) is the second most expensive district, but with only 3 neighbourhoods. The internal variation is huge: Pedralbes reaches 10,816 €/m², while La Maternitat i Sant Ramon drops to 6,528 €/m². A difference of over 4,000 €/m² within the same district.

Ciutat Vella and Eixample: the historic centre

Ciutat Vella (7,402 €/m²) surprisingly ranks as the third most expensive district, driven by demand from international buyers and scarce supply in the old town. The Eixample (7,314 €/m²), with its 6 neighbourhoods, offers a wide price range from 6,281 €/m² in Sagrada Familia to 9,871 €/m² in the Dreta.

Sant Marti and Gracia: above average

Sant Marti (6,479 €/m²) is a diverse district with 10 neighbourhoods. It includes areas undergoing full transformation like Poblenou and Diagonal Mar alongside more traditional neighbourhoods like El Clot or La Verneda. Gracia (5,895 €/m²) retains its bohemian charm with prices slightly above the city average.

Sants-Montjuic: on the average line

Sants-Montjuic (5,144 €/m²) sits just below the Barcelona average. It is a large district with 8 neighbourhoods that offers good connectivity (Sants and Passeig de Gracia stations just a few stops away) at more moderate prices than central districts.

Horta-Guinardo, Sant Andreu and Nou Barris: the most affordable districts

Barcelona's three most affordable districts are in the northern part of the city:

  • Horta-Guinardo (4,502 €/m²): The district with the most neighbourhoods (11), it offers a mix of quiet residential areas like Horta and more working-class neighbourhoods like El Carmel.
  • Sant Andreu (4,338 €/m²): With 7 neighbourhoods, it is an area undergoing transformation thanks to urban projects like La Sagrera and the arrival of the high-speed rail.
  • Nou Barris (3,572 €/m²): With 13 neighbourhoods, it is Barcelona's most affordable district. It offers prices 37% below the city average, with good metro connections and green spaces.

The price gap

The difference between Sarria-Sant Gervasi (8,768 €/m²) and Nou Barris (3,572 €/m²) is 5,196 €/m². This means an 80 m² flat in Sarria costs an average of 701,440 €, while the same flat in Nou Barris would cost 285,760 € — a difference of over 415,000 €.

But the variation is not just between districts. Within each district there are enormous differences between neighbourhoods. The most extreme case is Les Corts, where Pedralbes (10,816 €/m²) costs 66% more than La Maternitat i Sant Ramon (6,528 €/m²).
