Barcelona has a reputation for being expensive, but not all its neighbourhoods are equal. While a square metre in the Dreta de l'Eixample costs nearly 10,000 €, there are neighbourhoods where you can buy for less than 2,500 €/m². That means an 80 m² flat can cost less than 200,000 € within Barcelona city limits.

We have analysed the price data from all 73 Barcelona neighbourhoods to identify the 10 most affordable in 2026. The result is clear: Nou Barris dominates the ranking with 7 of the 10 cheapest neighbourhoods.

Ciutat Meridiana: Barcelona's cheapest neighbourhood

Ciutat Meridiana, at the northern tip of Nou Barris, is Barcelona's most affordable neighbourhood with an average price of 2,412 €/m². An 80 m² flat here costs approximately 193,000 €, less than a quarter of what the same flat would cost in the Dreta de l'Eixample.

Ciutat Meridiana has a direct metro connection (L11) to Trinitat Nova and from there to the rest of the network. The neighbourhood has received public investment in recent years to improve its public spaces and facilities.

Nou Barris: the most affordable district

It is no coincidence that Nou Barris places 7 of the 10 cheapest neighbourhoods. With a district average of 3,572 €/m², versus Barcelona's average of 5,655 €/m², Nou Barris offers housing at 37% below the city average.

The district has good metro connections (L3, L4, L5, L9, L11), the Parc Central de Nou Barris, sports facilities and a varied commercial offer. Neighbourhoods like La Guineueta or Canyelles have an established residential character with all services within reach.

Cheap does not mean bad

It is important to debunk the idea that the cheapest neighbourhoods are worse. Many of these neighbourhoods offer:

  • Good transport connections: Metro lines L3, L4, L5, L9 and L11 cover Barcelona's northern area.
  • Gentrification process: Neighbourhoods like El Carmel and Trinitat Vella are undergoing gradual renewal with new shops and services.
  • Higher rental yields: The cheapest neighbourhoods offer rental yields between 4% and 5.7%, well above the Barcelona average.
  • Community and neighbourhood life: Many of these neighbourhoods maintain a strong social fabric with markets, neighbourhood associations and cultural activities.
  • Green spaces: Proximity to the Parc de Collserola and natural areas that central neighbourhoods cannot offer.

Investment opportunity

For investors, these neighbourhoods represent an interesting opportunity. With low purchase prices and rental yields between 4% and 5.7%, the return is significantly higher than in prime areas. The vacancy risk is somewhat higher, but rental demand in Barcelona remains strong across all districts.

Furthermore, the gentrification trend in neighbourhoods like El Carmel or Trinitat Vella suggests medium-term appreciation potential that more established neighbourhoods no longer offer.
